Unite is the UK's biggest PBSA provider for good reason. Here's what students value most about it — and the practical considerations worth knowing before you sign.

What Unite does well
  • Prime locations. Nearly all properties are within walking distance of campus or city centre. Convenience is a genuine strength.
  • Everything bundled in. Bills, Wi-Fi and maintenance all included. No accounts to open, no costs to split with flatmates.
  • Strong social setup. Regular resident events and cluster-flat layouts designed for meeting people. Particularly effective for first years.
  • 24/7 on-site support. Staff available round the clock. In-house maintenance teams handle repairs quickly through the app.
  • International-student friendly. No UK guarantor required. Contracts can be arranged remotely from abroad.
Worth knowing before you book
  • Property quality varies. A new-build Unite and an older refurbed site are different experiences. Always research your specific building.
  • Laundry is not included. Pay-per-use on site. Budget £15–20/month on top of your weekly rent.
  • Contract length needs checking. Most run 41–51 weeks. Worth understanding what the arrangement is over Christmas and Easter before signing.

Look up the specific building, not just the brand
Unite has 170+ properties and quality varies between older and newer sites. Before booking, search the exact building address and check recent student reviews on Google and Trustpilot. The brand experience and the individual building experience are not always the same thing.

Understand your contract length before signing
Most Unite contracts run 41–51 weeks. Some cover Christmas and Easter when communal areas may have reduced staffing. Check what access looks like during holiday periods if you plan to stay, and whether rent continues for weeks you won't be in residence.

Do I need a UK guarantor to book with Unite?+

No. Unite does not require a UK-based guarantor, which is a significant advantage for international students who often face this barrier in the private rental market. You'll need to pass an affordability check, which can usually be satisfied with a parent or sponsor based outside the UK.

Can I cancel if my plans change or I don't get my grades?+

Unite offers a cooling-off period, usually 7 days after booking, where you can cancel at no cost. If your university place falls through due to grades, Clearing decisions or personal circumstances, Unite will typically release you from the contract with supporting evidence. Cancellation terms vary by property so always read the specific policy for your booking before signing.

Can I choose who I live with?+

Yes. Unite allows flatmate requests at the time of booking. Both students need to nominate each other and it works best when you book at the same time. It's not guaranteed, but Unite will do their best to accommodate it. If you don't have a flatmate in mind, cluster allocations are made based on lifestyle preferences you complete during the booking process.

Is Unite a good option for international students?+

Generally yes — Unite is one of the more internationally-accessible PBSA providers in the UK. No UK guarantor is needed, contracts can be arranged entirely from abroad, and staff teams have experience supporting international arrivals. It depends on the university and city. Unite prices are broadly comparable to premium university-run accommodation and often similar to catered halls. For standard self-catered university halls, Unite can sit slightly higher but with more consistent quality and a wider room type range. What happens if something in my room needs fixing?+

Unite has in-house maintenance teams at all properties. You log issues via the Unite app and urgent problems are typically handled same-day or next-day. Non-urgent repairs are tracked with estimated completion times. The in-house model generally means faster resolution than dealing with an external landlord or property management company.

Can I move rooms mid-contract if I'm unhappy?+

In some circumstances, yes. Unite will consider room transfer requests — particularly where there's a welfare or compatibility reason — subject to availability within the property. It's not guaranteed. If you have a concern about your room or flatmates, speak to the on-site team as early as possible. They have more flexibility to help when issues are raised early in the tenancy.
