Student housing is a stressful topic. Who are you going to live with? When should you decide by? How many flatmates is tooooo many flatmates? I can’t tell you the perfect fridge-to-flatmate ratio, but I can tell you where to start.

Kick back and relax with your friends in just the right student house!

Pat Robson

You’ll be able to filter by location, price, property type and number of beds with Pat Robson’s handy filter system. With over 20 years of experience, this agency has generally mid-sized properties in some of the most commonly sought-after sizes (3-6 people) at a variety of prices. They list small maisonettes and flats as well, 1-2 bedrooms if you are looking to share with one friend. They have a diverse portfolio of houses and this is reflected, along with helpful staff and a stress-free process, in their search engine reviews.

Walton Robinson

With houses ranging from 1 to 8 bedrooms, this agency boasts a number of professional accreditations, an office next to Newcastle University campus, more properties than any other Newcastle-based agency and multilingual staff. Their website contains a number of guides to life in different student areas – where is most suited to your budget, the nearest amenities and the kinds of social events you will find there –  including Jesmond, Sandyford and Heaton. You also have the option to filter as being near Newcastle or Northumbria Universities.

Bricks and Mortar

Along with all the usual trimmings, Bricks and Mortar also boasts an online maintenance report system, leaving a good paper trail behind of your stay – a godsend if you’re living with a chaotic bunch. Staff are on top of checking their emails, and their office is a lovely, bright space full of smiling faces.

Hive Estates

Hive Estates have all the standard filters, and are located just outside of the city in Sandyford, so you can check out the amazing charity shops and large flea market just around the corner of Starbeck Ave (where there is also a lovely string of small-business restaurants and cafés). Staff are friendly, welcoming, and will help you find a place to suit you and your group’s needs!

Prem-lets

As specialists in student lettings, Prem-lets are in central Heaton and serve students and professionals across Newcastle’s student areas. As declared on their website, they own the majority of the properties that they let – so you get a more direct form of contact with the landlord. They also promise to have vetted both properties and landlords before letting places they don’t own. They let single rooms as well as up to 9 bed HMOs, so they have something for pretty much everyone.

Baskeys

This agency has a filter for both finding a student house and for finding a student houseshare. If you’re looking to stay in the area last minute or otherwise need a single room, this might be a good starting point. They have properties in Jesmond, Sandyford, Heaton and Fenham, so wherever you need to be in whatever sized house, Baskeys will try and help you find the right house for you. All maintenance reporting is done online, so the process is sped up and you can keep track of any reports you have made. You can even pay your deposit and rent online through their payment portal.

Roseworth

If you are worried about sorting out your bills for the first time, Roseworth offers an all-inclusive bills package (without Wi-fi) on ‘all 3-8 bedroom properties’ for a quoted extra of £15ppw on the market rent. Renters are often wary of bills included as it can often be more expensive, but it is a good option if you are worried about setting up bills. In addition, they offer advice to new tenants and students who are renting, along with lots of different properties, including 8 bed HMOs, small flats and individual rooms in larger houseshares.

Ridley Properties

The first thing you will come across on Ridley Properties’ website is a fantastic map of the city, with student areas marked, as well as the university and some great places to hang out with friends. Fully interactive, it will take you to information about different parts of the city, as well as a property search for that area. This is a fun take on student lettings that is uncommon but a great way of visualising where students will be living in relation to their uni. Their portfolio isn’t massive but their reviews reflect a dedicated and knowledgeable team.
