Quick answer

You do not always need a UK guarantor as an international student. Some university and private halls take you without one or accept a parent abroad, and paid guarantor services charged 3.5% to 5.5% of annual rent at the universities we checked. In England, most private landlords can no longer make you pay months of rent upfront instead.

Which route fits you

Start with your housing type, because the rules and the cheapest fix change with it.

A guarantor agrees to pay if you do not. Unipol, a student housing charity, says landlords will usually insist on a UK resident or UK-based organisation, which is why students whose families live abroad get stuck. For who qualifies and what guarantors sign, see our general guarantor guide. This page covers only the no-UK-guarantor problem.

Our rule: try the free routes first, and pay for a service only when the home you want needs one. A fee of around £350 does not come back, so the house has to be worth it.

Providers that waive or relax the UK guarantor rule

These are the providers' own words as we read them in November 2026. Rules can vary by building, so ask the property before paying.

We would email one direct question and keep the reply: does this building accept a guarantor living outside the UK, or a paid guarantor service?

Worked example: what a guarantor costs on a £135 a week room

We used £135 a week, the Unipol average with bills for Hyde Park in Leeds, across 52 weeks. That makes £7,020 a year.

Add the English starting costs and a shared house on these numbers needs about £1,611 by move-in: £675 maximum deposit (five weeks), £585 first month and a £351 fee at 5%. A one-week holding deposit of £135 is often taken off the first rent, but that needs agreeing in writing.

Six months of rent upfront would be £3,510 on the same room. That is the sort of request landlords used to make. For most English house shares that is now off the table, so a fee of a few hundred pounds is often the realistic alternative.

Paying rent upfront: the legal limits now in England

The old fix for a missing guarantor, six or twelve months in advance, has largely gone for houses and flats in England.

GOV.UK says a landlord cannot ask for, encourage or accept rent before you sign, and can ask for a maximum of one month's rent in advance once you have signed. The government's guide adds a 28-day limit for shorter rent periods, and penalties of up to £5,000. Unipol puts the guarantor point plainly: if you cannot provide one, the landlord must either refuse you or let to you without one. They cannot require months upfront instead.

Unipol also says you can still choose to pay more if you ask your landlord in writing, for example to match a stipend. The request must genuinely come from you. Unipol also notes that interpretations of the payment rules are still developing, so ask your students' union if unsure.

Where and whatCan several months upfront be required?
England: assured tenancy of a house or flatNo. The limit is one month, or 28 days for shorter rent periods
England: university halls or private halls under an approved codeYes, it can be, as these usually sit outside the rules. Yugo's annual sum is an example
Wales, Scotland, Northern IrelandThe government says this cap applies to England only, so check local rules and your contract

University guarantor schemes: what they really are

Most are discounts on a commercial service, not the university standing behind your rent.

Housing Hand says its partner universities take on no financial risk and that students pay a reduced fee, so you still pay and the company is your guarantor. Unipol says some universities are now acting as UK-based guarantors themselves, with eligibility criteria. Search your university website for rent guarantor, then email the student advice team to ask which type it offers.

What to check before you pay anything

  1. Get acceptance in writingSussex advises asking about guarantor requirements before paying a holding deposit. Name the service you plan to use and ask whether it is acceptable.
  2. Compare two quotesCheck your university's rate first, then the full cost, the instalment price and any application fee.
  3. Check whose rent is coveredOn a joint tenancy a guarantor may be liable for the whole property, says Sussex. Housing Hand says it covers your portion, so ask what happens when a housemate stops paying.
  4. Ask about renewalEnglish house tenancies now roll on with no fixed end. The University of London lists cover of up to 12 months, so ask what happens if you stay longer.
  5. Read refund and cancellation termsAsk for these in writing, including what happens if your visa or course plans change.
76%

of the 500 UK students in our 2026 Student Experience Survey had hit at least one housing issue. Housemates (34%), the property itself (32%) and Wi-Fi (29%) came up most.

FAQs

Can my parents abroad be my guarantor?

Sometimes. iQ says your guarantor can be based in the UK or internationally, and Student Roost says a guarantor does not need a UK address. Many private landlords want a UK resident or UK-based organisation, according to Unipol, and Yugo asks for a UK-based guarantor on instalments. Ask the exact property in writing before paying a holding deposit.

How much does a UK guarantor service cost?

The university rates we found for Housing Hand run from 3.5% to 5.5% of annual rent, with a £295 minimum at the University of London. Unipol says services generally charge between 4% and 20%. On £7,020 of annual rent, a 5% fee is £351. Get a written quote, because your rate depends on your rent and university.

Can a landlord make me pay 6 or 12 months upfront in England?

Not on most assured tenancies of houses and flats. GOV.UK says a landlord can ask for a maximum of one month's rent in advance once you have signed, and nothing before that. If you have no guarantor, Unipol says the landlord must either refuse you or let without one. Halls and approved-code private halls can still set larger instalments.

Do university halls need a UK guarantor?

Often not, but check your own university. The University of Leeds lists no deposit or guarantor as a benefit on its returning students page, and Unipol does not take a guarantor in the Leeds halls it runs. Partner-run buildings can set different terms, so confirm with the accommodation team before you accept a room.

Can a landlord insist I use a particular guarantor company?

Unipol says no. Landlords can insist on you having a guarantor, but not on you using a particular service, and it warns some managing agents may be on commission. A landlord can still decide whether a given service is acceptable to them, so get your chosen one approved in writing before you pay it.

What does a guarantor service actually cover?

It depends on the agreement. The University of London says Housing Hand covers the full rent, plus damages, dilapidations and professional eviction costs, for 6 to 12 months. Housing Hand says it would pay missed rent for your portion and arrange repayment with you or your co-signer. So you still owe the money if the service has to pay.

Do the upfront rent limits apply in Scotland, Wales and Northern Ireland?

No. The government's guide says the rent in advance rules apply to England only, and these nations have separate tenancy laws. A provider or landlord there may have different terms, so read your contract and ask your university or a local housing advice service.
