Every Vita room is a self-contained studio — private kitchen, private ensuite, always. No shared bathrooms, ever. The Classic/Premium/Deluxe/Ultimate tiers are about size, spec and floor position, not what's included in your rent.

Premium rooms at Vita are the same self-contained studio with the same full inclusions as Classic — the difference is the floor level and the view. If you're in a city like Edinburgh or Sheffield where Vita buildings have striking city outlooks, the Premium tier can be genuinely worth the step-up. The inclusions are identical.

Deluxe rooms are genuinely larger — more floor space, an extra or larger window, and a more expansive feel than Classic or Premium. From Deluxe level, Vita includes a complimentary airport pickup service worth up to £250, which is a meaningful perk for international students arriving from overseas. Vita residences are small — typically 300–700 beds per building. They fill very quickly, and popular cities like Manchester, Edinburgh and London often sell out months in advance.

Vita occupies a different tier to every other PBSA provider. Here's what makes it genuinely worth the premium — and the honest reasons it's not right for everyone.

What Vita does genuinely differently
  • The most complete all-in offer in UK PBSA. Breakfast, housekeeping, gym, GP access, free bikes and contents insurance — all included. No other PBSA provider comes close on inclusions.
  • Every room is a self-contained studio. Private kitchen and private ensuite in every room, at every tier. No shared bathrooms, ever. This is not the case at any other major PBSA provider.
  • Free weekday breakfast. A daily catered breakfast every weekday morning. Saves around £30–35/week compared to buying it yourself. Unique in UK student accommodation.
  • Bi-weekly professional housekeeping. Your studio cleaned fortnightly as standard. No other PBSA provider includes this in the rent.

The honest reasons it's not for everyone
  • Most expensive PBSA provider in the UK. By a meaningful margin. If budget is a primary concern, Vita is not the right starting point. The inclusions stack up, but the weekly headline price is significantly higher than Unite, iQ, CRM or Student Roost.
  • Studios only — no shared flat social setup. If you specifically want the first-year experience of living in a shared flat and meeting flatmates through a shared kitchen, Vita's model isn't built for that. Community comes through events and communal spaces, not through living together.
  • Smaller portfolio — 16 UK cities only. If your university isn't in a Vita city, it simply isn't an option. Always check first.
  • The inclusions only represent value if you use them. Breakfast is worth £30+/week — but only if you eat it. If you skip breakfast, sleep in or prefer cooking, the calculation changes. Be honest about your habits before treating inclusions as savings.
  • Laundry is still pay-per-use. Budget £15–20/month. The one standard PBSA cost that Vita doesn't include (though some Cardiff rooms have washer/dryers in-room).
Unifresher take: Vita genuinely is a different product. When you add up what's included — breakfast every weekday, fortnightly housekeeping, 24/7 gym, GP access, free bikes, career programme — the true cost compared to other PBSA providers is often much closer than the headline rent suggests. The question isn't whether Vita is expensive; it clearly is. The question is whether you will actually use what's included and whether the studio-only, experience-first model suits how you want to live. For international students, postgrads and anyone who values structure and community without the noise of shared flat living, Vita is hard to beat. It also puts you directly in touch with the building team from the moment you book. This is one of the few PBSA providers where direct booking meaningfully matters.

Vita provides a complimentary airport pickup service worth up to £250 for students booking Deluxe or Ultimate rooms. For international students flying in to start their year, this is a genuinely useful perk. Confirm the details with the specific Vita property when booking.

Housekeeping cleans, not tidies — know the difference
Vita's fortnightly housekeeping service covers floors, kitchen surfaces and the ensuite. It will not tidy your belongings, wash your dishes or clear your rubbish. If you want the room cleaned properly, keep it tidy before they come. Additional deep cleans beyond the fortnightly service are available but charged separately.

Dual occupancy is available at most Vita properties
Vita allows couples to share a room at most buildings, charged at 20% extra on the room rate. This is well-supported and straightforward — contact the specific property to confirm. The larger studio tiers (Deluxe, Ultimate) are better suited to dual occupancy given the extra space.

Check your city is covered and that the property is near your campus
Vita operates in 16 UK cities but not all campuses are equally well-served. Check the specific commute time from your Vita residence to your university's main campus — not just the city. Sheffield's Telephone House is a 9-minute walk from University of Sheffield; London's Lewisham Exchange is zone 2. The commute experience varies.

Does every Vita room really have a private kitchen and bathroom?+

Yes. Every room at every Vita Student residence — Classic, Premium, Deluxe and Ultimate — includes a private kitchen and a private ensuite bathroom. There are no shared bathrooms at any tier. Some Vita properties offer "Shared" rooms at select buildings (where you have a private ensuite but share a kitchen/lounge with a small group), but the standard product across all Vita properties is a fully self-contained studio.

What exactly is included in the weekly rent?+

All utility bills, superfast Wi-Fi (150mbps, up to 10 devices), weekday breakfast, fortnightly professional housekeeping, 24/7 gym access, free-to-use bikes, contents insurance, GP access (UK buildings), private bookable study rooms, regular social events and access to the career and alumni programme.
