Vita Student:
the complete guide
for 2026/27
Vita is in a different category to most PBSA providers. Every room is a self-contained studio. Breakfast, housekeeping and a 24/7 gym are included in every booking. Around 20 residences in 16 UK cities. The most complete all-in student accommodation in the UK — and the most expensive. Here's whether that trade-off is worth it for you.
What's included in your rent
Before comparing prices, understand exactly what you're paying for. Vita's included list is unlike any other PBSA provider. This is not just bills and Wi-Fi — it includes breakfast, housekeeping, gym access, free bikes, GP access and more. Here's everything that's in the weekly rent.
- ⚡All utility billsGas, electricity and water always included. No caps, no separate accounts to set up.
- 📶Superfast Wi-Fi150mbps secure connection with your own wireless network for up to 10 devices. Included at all Vita residences.
- 🔒24/7 on-site teamCCTV, secure key-fob entry and reception or patrol staff around the clock at every building.

- 🏋️24/7 gym accessFully equipped gym at every Vita residence, open around the clock. Personal training sessions available at some sites.
- 🚲Free-to-use bikesComplimentary bikes at all Vita properties for getting around your city.

- ✈️Airport pickupComplimentary airport pickup (up to £250 value) for Deluxe and Ultimate room bookings only.
- 👕LaundryOn-site laundry room at most properties, pay-per-use. Some Cardiff properties include washer/dryers in-room.
- 📦Extra housekeepingAdditional deep cleans beyond the fortnightly service are available on request — charged separately.
The true cost calculation: Vita's weekly rent is higher than other PBSA providers, but the inclusions are significant. Weekday breakfast alone saves around £30–35/week vs buying it yourself. A gym membership saves £15–25/month. Factor these in before comparing headline prices. Our accommodation cost guide helps you run the numbers properly.

Room types: what you actually get
Every Vita room is a self-contained studio — private kitchen, private ensuite, always. No shared bathrooms, ever. The Classic/Premium/Deluxe/Ultimate tiers are about size, spec and floor position, not what's included in your rent.
Use the tabs below to explore each tier. All tiers include breakfast, gym, housekeeping, GP access, free bikes and everything else. The difference is purely room size, spec and floor position.

Is Vita Student right for you?
Three quick questions. Vita is a premium product — a personalised steer on whether it's genuinely right for your situation.
Find your best fit
Select one answer per row and we'll give you a tailored steer.
When to book
Vita residences are small — typically 300–700 beds per building. They fill very quickly, and popular cities like Manchester, Edinburgh and London often sell out months in advance.
The honest picture
Vita occupies a different tier to every other PBSA provider. Here's what makes it genuinely worth the premium — and the honest reasons it's not right for everyone.
- The most complete all-in offer in UK PBSA. Breakfast, housekeeping, gym, GP access, free bikes and contents insurance — all included. No other PBSA provider comes close on inclusions.
- Every room is a self-contained studio. Private kitchen and private ensuite in every room, at every tier. No shared bathrooms, ever. This is not the case at any other major PBSA provider.
- Free weekday breakfast. A daily catered breakfast every weekday morning. Saves around £30–35/week compared to buying it yourself. Unique in UK student accommodation.
- Bi-weekly professional housekeeping. Your studio cleaned fortnightly as standard. No other PBSA provider includes this in the rent.
- Career development programme. Career talks, CV sessions, and an exclusive alumni network connecting residents to employers. No other PBSA provider offers this as a standard resident benefit.
- Most expensive PBSA provider in the UK. By a meaningful margin. If budget is a primary concern, Vita is not the right starting point. The inclusions stack up, but the weekly headline price is significantly higher than Unite, iQ, CRM or Student Roost.
- Studios only — no shared flat social setup. If you specifically want the first-year experience of living in a shared flat and meeting flatmates through a shared kitchen, Vita's model isn't built for that. Community comes through events and communal spaces, not through living together.
- Smaller portfolio — 16 UK cities only. If your university isn't in a Vita city, it simply isn't an option. Always check first.
- The inclusions only represent value if you use them. Breakfast is worth £30+/week — but only if you eat it. If you skip breakfast, sleep in or prefer cooking, the calculation changes. Be honest about your habits before treating inclusions as savings.
- Laundry is still pay-per-use. Budget £15–20/month. The one standard PBSA cost that Vita doesn't include (though some Cardiff rooms have washer/dryers in-room).

Frequently asked questions
Does every Vita room really have a private kitchen and bathroom?+
Yes. Every room at every Vita Student residence — Classic, Premium, Deluxe and Ultimate — includes a private kitchen and a private ensuite bathroom. There are no shared bathrooms at any tier. Some Vita properties offer "Shared" rooms at select buildings (where you have a private ensuite but share a kitchen/lounge with a small group), but the standard product across all Vita properties is a fully self-contained studio.
What exactly is included in the weekly rent?+
All utility bills, superfast Wi-Fi (150mbps, up to 10 devices), weekday breakfast, fortnightly professional housekeeping, 24/7 gym access, free-to-use bikes, contents insurance, GP access (UK buildings), private bookable study rooms, regular social events and access to the career and alumni programme. Deluxe and Ultimate bookings also include a complimentary airport pickup service worth up to £250. Laundry is the one cost that sits outside the rent at most properties.
Is Vita good for international students?+
Vita is particularly well-suited to international students. The community brings together students from 100+ nationalities, which creates an unusually diverse and internationally minded environment. The all-in model removes the admin of setting up utility accounts, and the included GP access is especially useful for students unfamiliar with NHS registration. Deluxe and Ultimate bookings include an airport pickup service. See our international students guide for more.
What is the Vita career programme?+
Vita's career programme includes access to career talks from industry speakers, CV workshops, networking events and an exclusive alumni community. This connects current residents with Vita alumni who have gone on to graduate employment. It's a genuine differentiator — no other PBSA provider offers career development as a standard resident benefit — and it's particularly relevant for international students looking to build networks in the UK.
How does Vita pricing compare to what I'd spend independently?+
This is the right question to ask. Weekday breakfast at a café costs roughly £5–7 per day, adding up to £30–35/week. A gym membership runs £15–25/month. Fortnightly professional cleaning would cost £40–60 per session on the open market. Add contents insurance and GP access on top. When you factor these in, the effective gap between Vita's rent and a comparable private studio with no inclusions is often much smaller than the headline figures suggest. Use our accommodation cost guide to run the comparison.
Can I live with my partner at Vita?+
Yes. Vita offers dual occupancy at most buildings, with an additional charge of 20% on the room rate. Deluxe and Ultimate rooms are best suited for this given the extra space and the king size bed. Contact the specific Vita property directly to confirm dual occupancy availability and pricing for your building and room type.
What happens if something in my room needs fixing?+
Vita has on-site teams at all residences available 24/7. Contact reception or the team directly to report maintenance issues. The housekeeping team also cleans communal areas twice weekly and will flag any room issues they notice during their fortnightly studio clean. The high-touch model means maintenance issues are typically identified and resolved faster than at providers relying solely on a resident-reporting app.
What parents want to know about Vita Student
If your son or daughter is considering Vita, here's what you need to know. Vita's all-in model means fewer financial unknowns, and what it includes goes well beyond what most PBSA providers offer.
Common parent questions
Can I pay my child's rent directly to Vita?+
Yes. Parents and guardians can pay on behalf of the student. Contact the specific Vita residence to discuss payment schedule options. All rents are all-inclusive with no utility bills or hidden costs.
What happens if my child needs to leave mid-contract?+
Vita will consider release requests for welfare concerns, medical needs or qualifying changes in circumstances. Contact the residence team early. Vita's smaller, more personal buildings mean welfare concerns are often identified before they escalate.
Can I contact the property directly if I'm worried about my child?+
Vita's on-site teams can be contacted by phone. Due to GDPR, they cannot share details about your child without consent. In welfare situations, Vita will work with the student, university and family where appropriate. Encouraging your child to let the team know they're comfortable with parental contact ensures communication flows when needed.
What is Vita's policy on conduct and dual occupancy?+
Vita has a community standards framework covering noise, conduct and communal area behaviour. Vita explicitly supports dual occupancy (couples sharing) at most buildings at a 20% premium. Guest and overnight stay policies vary by residence.
Is the accommodation safe for first-year students living away from home for the first time?+
Unite is specifically designed for students at all stages, including those living away from home for the first time. The combination of 24/7 on-site staff, a built-in community of other students in the same situation, and welfare support makes it one of the more structured environments a young person can move into. Many parents find the all-in-one setup reassuring compared to arranging a private rental independently.
How do I help my child choose the right Vita residence?+
The most important step is researching the specific building rather than booking on brand name alone. Quality varies across Unite's 170+ properties. We recommend looking at recent student reviews on Google and Trustpilot for the exact building address, checking the commute time to campus, and comparing room types and pricing through our accommodation cost guide. Ensuite rooms in newer properties consistently get the strongest feedback.
