Our verdict

A premium option where the service layer is the real point of difference

  • Best for students who value privacy, cleanliness and predictable day-to-day living more than finding the lowest weekly rent.
  • More than bills included. Regular housekeeping, fresh towels and linen, bedroom and kitchen essentials, gyms, wellbeing spaces and 24/7 staff are central to the offer.
  • Check the social fit and total price. Study Inn is more studio-led and service-heavy than traditional halls. Birmingham and York are future 2027 openings, not current 2026/27 options.

The all-inclusive offer

What is included in Study Inn rent?

Study Inn's strongest differentiator is the number of hotel-style services bundled into the licence fee. The exact leisure facilities vary by building.

Included
  • Utility bills and superfast Wi-Fi. Gas, water, electricity and internet are included.
  • Regular housekeeping. Bedrooms, bathrooms and communal areas are cleaned, with fresh towels and bed linen supplied.
  • Bedroom and kitchen essentials. Duvet, pillows, towels, utensils, crockery, pans and small appliances are provided.
  • Gym and wellbeing facilities. Current buildings advertise gyms and spa-style facilities, with exact amenities varying.
  • 24/7 teams and security. Key-card entry, CCTV, concierge support, parcel handling and maintenance are included.
  • Events and social spaces. Study areas, cinemas, games spaces and organised resident activities are available.
Extra cost or check first
  • Contents insurance. Study Inn says residents must arrange their own cover.
  • TV licence. Required when watching live TV, live streams or BBC iPlayer.
  • Laundry. Every centre has washers and dryers, but usage is not stated as included in the room fee.
  • Parking. No standard on-site parking; local options may be recommended by the property team.
  • Dual occupancy. Studio sharing is possible, but check the exact occupancy charge and licence terms.
  • Cancellation or early release. Charges depend on the agreement, and early departure usually requires a replacement resident.
Value tip: compare the total package rather than the room price alone. Bedding, kitchen equipment, cleaning, linen changes and leisure facilities can replace costs that sit outside the rent elsewhere.
