Quick answer

Every London building in this guide costs more than the largest standard Maintenance Loan of £14,135 for 2026/27, with annual rent from about £16,900 to more than £48,000 on a 51-week basis. Chapter, Scape, Vita Student, iQ, Unite Students, urbanest and Fifty One London all have rooms at this end of the market. A high price does not guarantee high review scores, so check both before you pay extra.

What makes student accommodation in London luxury?

We found no official standard. Luxury is a word operators choose, so judge the things you can check.

In practice it comes down to four things: location, services, shared facilities and privacy. Services are what most separate the top of the market. Fifty One London includes daily cleaning, linen changes and concierge help. Vita Student Lewisham Exchange includes weekday breakfast and bi-weekly housekeeping, and Chapter includes bi-weekly cleaning.

Room size is where the word can mislead. Fifty One's Standard Studio is up to 16.5 sqm from £949 a week. iQ Shoreditch's Bronze Studio is 17 to 19 sqm from £486 a week, so the far dearer room can be the smaller one. You are paying for address and service, not space, so we would always compare the square metres.

Which companies offer luxury student housing in London?

These are real buildings with prices from the operator's own page, or UCL's for urbanest, checked in November 2026.

Prices are the cheapest room we could see, and the years differ. Check the year before you compare. Chapter London Bridge, with a 37th-floor sky bar, cinema, gym, private dining room and roof terrace, is one of the most striking buildings we looked at, but it showed as sold out with no price, so it is not in the table.

The true annual cost against the Maintenance Loan

We multiplied each from price by 51 weeks so you can compare like with like.

The gov.uk figure of £14,135 is the most a student living away from home and studying in London can get for 2026/27 without benefit entitlement. It applies to students from England with household income of £25,000 or less, and it falls as income rises. Students from Scotland, Wales and Northern Ireland have different systems.

That loan works out at about £277 a week over 51 weeks, and it has to pay for food and everything else too. Even the cheapest room here leaves a gap of about £2,800 before you buy a single meal. Fifty One's gap is more than £34,000. So we would work out who is covering the gap before you look at the photos.

Which luxury student accommodation in London has the best reviews?

The honest answer: the highest-scoring halls on the list we checked are not the buildings in our price table.

These StudentCrowd scores come from its central London list, read on 4 November 2026. It ranks by rating, and halls with fewer than 10 reviews are not ranked. The list does not show review dates, so older reviews may count. Small samples move easily too: 12 reviews is not many.

Scape Bloomsbury had no score yet, needing 3 more reviews. We could not find StudentCrowd scores for Fifty One London, Hayloft Point or iQ Shoreditch in the part of the list we read, so we make no claim about them. Of the buildings in our price table, only urbanest King's Cross has a score here, and it sits well below halls such as Elizabeth Croll House.

Which private student accommodation in London offers the best facilities?

For sheer range among the mid-priced options, Scape Bloomsbury and Chapter Islington stand out, each with a gym, cinema and study space from about £337 to £355 a week. iQ Shoreditch adds a sky lounge and shuffleboard, and Hayloft Point adds karaoke and an exhibition space. Vita Student is the one to look at for services, as weekday breakfast also cuts your food bill.

If you would actually use a gym, a membership saved is real money, but a cinema room you visit twice is not. We would write down the three facilities you would use every week and ignore the rest of the brochure.

How to decide if it is worth paying for

  1. Start with the gapMultiply the weekly rent by the contract weeks, then subtract your actual loan, not the maximum. Use the gov.uk student finance calculator.
  2. Compare the same room typeA two-bed flat and a private studio are not equivalent. Some buildings' from prices are for a shared flat.
  3. Check the square metresWhere the operator gives a room size, write it down next to the price.
  4. Value the included servicesBreakfast, cleaning and gym access have a real value only if you would otherwise pay for them.
  5. Read recent reviews yourselfUse a named source, look at how many reviews sit behind a score and read the newest ones first.
  6. Look at the terms before you payScape says no guarantor is needed. Fifty One asks you to request its cancellation policy. Get it in writing.

FAQs

Which luxury student accommodation in London has the best reviews?

On StudentCrowd's central London list, read on 4 November 2026, the top scores were Dashwood Studios and Goodenough College at 4.61, then Pavilion Court at 4.44. None of these is in our price table. Scores depend on how many people reviewed, and the page shows no review dates, so read the latest reviews yourself.

Which companies offer luxury student housing in London?

Operators with rooms at the higher end include Chapter, Scape, Vita Student, iQ, Unite Students, urbanest and Fifty One London. Fifty One is the one that calls itself luxury most openly, from £949 a week for 2026/27. Prices vary widely within each company, so compare individual buildings and room types, not brands. Check the academic year before comparing any two prices.

How much does luxury student accommodation in London cost a year?

On the buildings we checked, from about £16,900 to more than £48,000 over 51 weeks at the cheapest listed room. That is our calculation from weekly from prices, not a quoted total, and contract lengths vary. Chapter Islington works out at £17,187 and Hayloft Point at £28,050. Bigger rooms in the same buildings cost more, so work out your own total.

Will the Maintenance Loan cover luxury student accommodation in London?

Not on the buildings here, even at the maximum. The most a student from England can get for 2026/27 living away from home in London is £14,135, without benefit entitlement, at household income up to £25,000. That covers about £277 a week over 51 weeks, and you still need money for food and everything else.

What is included in the rent at luxury London halls?

It depends on the building. Fifty One London includes utilities, Wi-Fi, linen changes, daily cleaning, security and concierge. Vita Student includes bills, weekday breakfast, housekeeping and gym access. Chapter includes Wi-Fi, bills, bi-weekly cleaning and Chapter Club. Scape includes bills, Wi-Fi and gym membership. Ask for the list in writing, as extras are not the same everywhere.

Do you need a guarantor for luxury student accommodation in London?

Sometimes. Scape says no guarantor is needed. iQ normally needs one only if you pay in instalments, and Unite says you may need one even if you pay in full. We did not find guarantor terms on the Chapter, Fifty One or Vita pages we read, so ask those operators directly before you pay anything.

Is a luxury room always bigger?

No. Fifty One London's Standard Studio is up to 16.5 sqm from £949 a week, while iQ Shoreditch's Bronze Studio is 17 to 19 sqm from £486 a week for 2027/28. Chapter London Bridge's Bronze Studio is 14 to 15 sqm. Higher rent often pays for location and services, so compare sizes before you decide.
